Our investor led community invests is structured around SEC Reg D 506.c Fund with all our accredited investors participate in the deals that best fits their investment goals. We take careful approach to procure investment properties that deliver the results our investors depend upon. We go through hands-on approach to the deal due diligence and negotiate the best returns for our investors. We start by verify the operators and track record, then analyze the market & demographics for each deal. Finally, we go through the investment underwriting, apply various measures of stress test to ensure the best deals are brought to our investors. Our goal is to always protect investor capital while achieving the maximum performance and value for each property.
We have partnered with high performance apartment and commercial syndicators specialized in the acquisition, management, and disposition of large Commercial Real Estate Assests. Typically, these properties are off market deals, with value-add component, get rehabbed and put in full and best use to improved cashflow and induce equity increase.
Accredited investors in our Fund choose the various projects they would like to participate in and build their own investment portfolio tailored to their investment goals between cash flow and equity increase. The Fund will track returns from each project and assign to each investor on a pro-rata share, and passes thru 100% of cash flows, equity upsides, and depreciations back to the investors.
By leverage the power of group investing, we can negotiate preferential returns or lower operator fees from each project to help maximize investor's return while hedging risk through broad diversification across a portfolio of assets. By carefully choosing strong operators, growing geographies, and taking the time to analyze each deal we bring into our investors, we lower the risk & boost returns
